BACKGROUND

Located west of Orlando in Lakeland, Florida, The Club at Eaglebrooke historically operated at a $250,000 annual loss. Despite the losses, the local Community Development District (CDD) purchased the club from the developer. The CDD recognized that significant operational improvements and professional management was needed to prevent placing undo financial burden on residents.

IMPLEMENTATION

Indigo Golf Partners was selected after a national search, to provide full-service management for the club, including operation of the restaurant and banquet space. The club offered a unique set of challenges, including balancing member expectations with the desires of daily-fee golfers and reversing declining financial trends.

Indigo started by recruiting key on-site leadership to create a new culture required for a successful turnaround. Our agronomic team instituted new maintenance standards, methodically improving course conditions without breaking the bank. Our marketing team surveyed the membership and community to prioritize areas of improvement and develop a programming calendar that satisfied expressed needs.

RESULTS

  • Improved EBITDA by $250,000 in the first 18 months and $350,000 after 30 months

CDD observations:

“We are extremely impressed with the caliber of folks Indigo Golf Partners has brought into our clubhouse and into leadership positions for the course management, food and beverage service, and banquet sales. Our board works very well with Indigo and it is very receptive to input from golfers, diners and others who visit our facility. The relationship between Indigo and members of our community is positive and the results are showing up in increased rounds, sales, etc.”
